08-21-07 AGENDA COMMUNITY DEVELOPMENT BOARD CITY OF ATLANTIC BEACH Tuesday, August 21, 2007 at 7:00 p.m. City Hall Commission Chambers, 800 Seminole Road 1. Call to order and pledge of allegiance. 2. Approval of the minutes of the July 17, 2007 meeting. 3. Recognition of Visitors. 4. Old Business. None. 5. New Business. a. REZ-2007-03 and UBE-2007-04, OUR Properties, Inc. Review and recommendation to the City Commission related to an application for change in zoning designation from Central Business District (CBD) to Commercial General (CG) for property located at the southwest corner of Ahern Street and East Coast Drive. The property is currently vacant and cleared. The future proposed use is a “boutique” hotel with a maximum of 26 sleeping units. Also, a concurrent request for a Use-by-Exception to permit the above referenced hotel within the CG Zoning District. Action required: The Community Development Board forwards a recommendation on both portions of this agenda item to the City Commission. b. ZVAR-2007-06, Nellis. Request for a Variance to allow a 900 square foot detached garage within a residential Zoning District. Section 24-151(b) limits the size of a detached garage in any residential Zoning District to 600 square feet. A 30-foot by 30-foot garage is proposed. This property is within the RS-L Zoning District and located at 475 Palmwood Avenue. Action required: The Community Development Board takes final action on Variance requests. c. Public hearing to take comments and consider a proposed Comprehensive Plan Amendment initiated at the request of the City Commission to change the current 2015 Comprehensive Plan Future Land Use Map designation for an area of the City from Residential, Medium Density (RM) to Residential, Low Density (RL). This area is generally located south of Fifth Street and north of Ahern Street, between Sherry Drive and Beach Avenue. (Map available from the Planning and Zoning Department.) Action required: Recommendation to the City Commission by the Community Development Board, acting as the City’s Local Planning Agency, to transmit or not transmit, the proposed amendment to the Department of Community Affairs. 6.
