The house is a one-story wood frame home with face brick and vertical sheet siding, built in 1961. 2. Several additions have been constructed over the past several decades. 3. The foundation is a perimeter concrete footing. 4. The floor is concrete slab on grade. 5. The east wall of the original home is experiencing settlement. 6. The ceramic floor tile has developed settlement cracks in the mortar joints. (see photos) 7. A separation between the addition along the east portion of the original home and the original face brick wall is developing due to settlement. (see photos) 8. Measurements along the east wall of the original home indicate settlement as much as 2.1 inches below the original finished floor. 9. The cause of the settlement is unknown,but most likely due to a combination of soil erosion and decomposing organics in the supporting soil. 10. It is likely that the settlement will continue to occur unless the foundation is stabilized. 12. To stabilize the foundation along the north and east walls of the original home, we recommend installing 3 three inch helical piers along the eastern portion of the north wall of base structure, 6 three inch helical piers along the east wall of the original home, and 1 three inch helical pier along the eastern portion of the south wall of original home -- for a total of 10 three inch helical piers. These helical piers shall be up to 14 feet long using a standard bracket and spaced a maximum of 7.0 feet. See attached sketch. 13. Spacing of the helical piers may exceed 7.0 feet to avoid placement directly under a door or window. 14. To stabilize the concrete floor slab along the eastern portion of the original home, we recommend Po1yLEVEL as shown on the attached sketch.
