2019-04-15 - Chris Lagner - 278 Seminole Road - stormwaterHi Scott,
I just got off the phone with Dale Cole who called about your
conversation with him after you came and looked at the property. He said
you told him we need to change the swale on the sides and dig out an
area along the back for “DryPond” I am guessing that is “Inground
Storage”????. I was talking to Dale about were this should go??? Can
it be in two locations as long as it meets the required storage volume?
Regarding location of Shed and inground storage: I would have him put
it at the back right corner of the yard, but can’t because that is
were I want to put my shed. (moved from back left to back right because
of the requirement that it must be 5 feet from back and side property
lines) if I put it in the back left it would be too close to the house
and patio. So the only place to put the inground storage is along the
back of the property. Does that option meet the city code?
Dale also told me we may have issues with the direction of the gutters
downspout direction. Can you please let me know what the problem is
with the current configuration? I should be able to direct the ones at
each back corner of the house to flow to the back, but he said there may
be an issue with eh ones in the front????? When Leaf Filter came to
install the gutters and I requested they only place downspouts in the
back corners and the very front over the front door they told me the
volume of water coming off the side roofs would be too great for one
downspout on either corner to handle and simply overflow. My question is
there an issue with the two that are on the front corners of the house?
I want to be able to tell Leaf Filter what they need to fix when I
schedule them to come out.
Please help me understand what we need to do to be compliant. The
required storage volume and storm water run off is all new to me.
Thanks,
Chris

Jenn,
Here is the water retention that was calculated for your property. On
page two at the bottom, it has the required volume of
1055 C/F. This plan of 1500 S/F top and 1200 S/F Bottom gives you a
total of 1215 C/F of Volume.
I hope this helps. I am willing to meet with your landscaper if they
have any questions.

Hi Scott,
Chris and I would like a copy of the plan for the stormwater that has
to be completed for the property. Will you send to me? We are working
with the landscaper and fence company and need to know about the swails
etc so we don't plan on something that won't work.
Thank you, hope you are well.
