Re: 587 Beach Avenue I Height of Building — Additional Clarification
Dear Mr. and Mrs. Moquin:
This letter serves as additional clarification as to the correct procedures for determination of your
building height and submittal requirements at the time of permitting.
A certified survey of topography and average grade calculation per instructions of the previous
correspondence is required to be submitted to the Building Department at the time of permitting.
If upon verification that the FEMA FIRM indicates the parcel is located within a Special Flood Hazard
Area and there is less than two (2) feet of topographic variation over the buildable area of the lot, then
provision (a) for measurement of height of a building, beginning at the Finished Floor Elevation shall
apply.
If upon verification that the FEMA FIRM indicates the parcel is not located within a Special Flood
Hazard Area and there is less than two (2) feet of topographic variation over the buildable area of the
lot, then provision (b) for measurement of height of a building, beginning at the highest established grade
according to the topographic survey shall apply.
If there is more than two (2) feet of topographic variation, regardless of whether or not the parcel is
within a Special Flood Hazard Area, then provision (c) for measurement of height of a building,
beginning at the calculated average grade of the buildable area of the lot shall apply.
