The City of Atlantic Beach did a preliminary review of your plans for a three-story single family
home at 1711 Beach Avenue. Drawings provided show that the new home, including roof
overhangs and other structural projections, complies with all setback and height requirements for
the RS -2 zoning district. Based on this, the proposed construction does not contravene any local
setbacks or zoning codes.
Please be aware that all exterior lighting is required to be sea turtle friendly and plans submitted
for permitting are required to demonstrate compliance.
This letter does not constitute an approval by the City of Atlantic Beach. The project must still be
submitted to the City in a permit application and be reviewed by all applicable departments prior
to approval and issuance of a permit.
