Lot Division at 1710 Beach Avenue
In response to your to your request that the City approve the division of the property at 1710
Beach, the City has determined that the division is possible, but cannot be formally approved
today under the current circumstances.
There is one issue preventing the approval of the division of land and that is the existing
structure that spans the proposed dividing line. This would make the existing structure
nonconforming as it would violate the setbacks of the resulting lots. In order for the City to
approve the proposed division of land, the existing structure would have to be demolished or
altered in a way that it would meet the setbacks of the resulting lots.
Once the above mentioned issue is resolved, the City can approve the division of the property as
proposed where the resulting properties would have the following legal descriptions:
Property A: Lot 12, Block 8, Ocean Grove, Unit No. 1
Property B: Lot 11 and the South 10 feet of Lot 10, Block 8, Ocean Grove, Unit No. 1
Addressing can also be assigned when the above mentioned issue is resolved.
