1. There are seven(7)buildings in this project with seven(7) separate building permits. Details for all
seven permits are included in the same set of plans. All plans and details will be filed under Building 1,
Building Permit 16-SFAT-1793.
2. All site and civil details are found in the separate Civil Permit, 16-CVPR-740.
3. This project consists of townhouse buildings, as defined in the FBC,with 2-hour fire-rated separation
walls, and permitted under the FBC-Residential Code, Fifth Edition.
4. This project is located in a Flood Zone, AE-6. With the COAB Freeboard of 2.5 feet,the minimum FFE
is 8.5 feet. Attached garages and enclosures below 8.5 feet are permitted with hydrostatic vents,per
FEMA regulations.
5. Finish Floor Elevations must be verified,with FEMA Elevation Certificates, for each building, before
any inspections past slab can take place.
6. For each building slab, please provide a signed/sealed/dated test report,documenting at least two (2)
test points for soil compaction and bearing capacity.
7. Please provide details for utilities, including electric service, crossing future property lines. If the
proposed units are sold separately, any time in the future, utilities crossing the new property lines may
complicate the sale.
8. Buildings are located in a Flood Zone; per COAB LDR,the total building height is measured from FFE.
Maximum Total Building Height is 35 feet.
9. Florida Energy Sheets were not submitted with application. Energy Sheets must be submitted before
any rough inspection can take place.
10. Florida product Approval Sheets were not submitted with application. Product Approval Sheets must
be submitted before any inspections can take place.
11. Please see Electrical Pages for additional Smoke and Carbon Monoxide Detectors,required by the FBC-
R and NFPA 72.
12. Truss engineering is incomplete and not signed off by EOR. Please resubmit all truss engineering,
signed off by EOR as meeting his design. Hold all inspections past slab for truss engineering.
