Dear Todd,
The following is in response to inspection comments from City of Atlantic Beach Building Department and a site visit on
January 23, 2020. Four specific items were noted:
1. Ridge beam support in the main vaulted room at the south side needs addressing. The south end of this
beam bears on an opening that is basically unframed. There is a 2x6 header above that is not sufficient. This
header must be a minimum (2) 2x10. See the permit engineering for header fastening, as well as ridge support
fastening.
2. The Ridge beam noted above is a 2-ply 11.25" LVL. The permit engineering indicates flat ceilings in the entire
structure, however in the field, the owner changed to a vaulted ceiling. This makes the ridge board a ridge beam.
It is acceptable for this beam to be a 2-ply 11.25" LVL as installed. Fasten the beam plies together per the nailing
pattern described in the header notes on S2.01 or with (2) rows of SDS25350 screws at 12"centers, staggered.
3. The wall that the north end of the ridge beam sits on has abnormal stud splicing, with a Simpson HTP37
strap. This installation is non-standard. The studs must be installed either at full height or scabbed to the existing
with a minimum 4' lap. The lap fastening will be (2) rows of 10d nails at 3" centers.
4. The balloon framed wall at the stairs is not built per the plan. Due to the window locations, a true balloon
framed wall wasn't possible. Instead, there is a 5-ply column between each window. For this wall height and wind
loading, and with the stair landing and stringer providing bracing along the span, this construction is sufficient.
(Calculations show that for a flexible finish, these columns could have been 4-ply stud packs and still been
sufficient.)
5. The front gable wall is spliced with straps as opposed to a typical balloon frame detail. As noted in #2
above, this room was also designed with a flat ceiling. During construction, the decision was made to vault the
ceiling. The south wall should have been balloon framed in lieu of the flat ceiling. There are two solutions:
a. Splice in balloon framed 2x6 studs at a maximum 16"centers next to existing studs, or
b. Use an MSTA21 or larger at every stud to stud connection over the top plate, on the inside and outside
face of the studs.
