Mr. Reeves,
This letter is to address the issues of the building set back. The following are the findings after
my review of the field work, surveys and the plat for 201 Magnolia Street
The property plat Section No. 3 Saltair which was recorded June 27, 1927 shows lot 513
being a 50.00' x 100.00' lot.
It appears that during the course of construction than an incorrect property corner was
measured from to lay out the building. That corner was an old 3/8" rebar that was not a
survey corner and not in the correct location. Apperantly the 1/2" iron pipe was removed
during the course of construction. This affected the rear setbacks of the building.
Our survey dated April 3, 2017 shows the actual field dimensions to be as follows: the
northerly lot line - 99.84' ; the easterly lot line — 50.66' to the 3/8" rebar; the southerly lot line —
99.74' and the westerly lot line — 50.09'. As of today, we have sent a crew out to recheck all
the irons and measurements. We have calculated and will set a 1/2" iron pipe at the correct
location. This will render the easterly boundary line of the property to be 50.56' and the
southerly property line at 100.00'.
