That is good news. In order to go forward you will have to submit a use -by -exception application. I have attached the application. As we discussed previously, a use -by -exception is a use of a property that requires Commission approval. The process starts with submitting a completed application. The next deadline is June 29th. Your item will go in front of the Community Development Board where they will make a recommendation to the City Commission. You will then go to the City Commission for final approval or denial. Either board may place restrictions such as hours of operation in an effort to minimize impacts on surrounding properties. You must have a representative at all meetings. Once you submit your use -by -exception application we can get started. Until you have an approved use -by -exception, you cannot operate at the site. If you have any questions, feel free to ask. Within the list of use allowed by right or use - by -exception, your business appears to be closest to a contractor under use -by -exception. This would require you to get approval through the use -by -exception process. However, one of the conditions with this contractors classification is that within this zoning district you can only have one contracted related vehicle parked outdoors. Whether the vehicles are fenced in is not relevant to this code. You stated that there will be "trucks"(plural) associated with the business. This unit will be used for clerical work, administrative activities, storage of our trucks and trailers and warehousing. No trucks will be parked in the front of the office except for our personal vehicles while working. Our working hours are from 8-4 Monday through Friday. Hope this helps.
