Correction Comments
Side Walls Length: Section 24-172(c)(1) requires that second floor side walls be no longer than 35 feet in length without an architectural offset in the wall. The revised plans addressed
the east side second floor wall, but the western second floor side wall also exceeds 35 feet in length. Please revise plans accordingly.
Shade Trees: Section 24-172(c)(4) requires 2 shade trees to be located on the property as part of the Old Atlantic Beach Design Standards where at least 1 of the trees must be located
within the front yard. This is the area within 20 feet of the property line along the street. The second tree can be located anywhere else on the lot. See Section 23-33(f)(f) for a
list of approved shade tree species. Section 24-172(c)(4)(c) provides 3 cases where credit can be given to count for the shade tree required in the front yard. The two oak trees behind
the proposed house do not qualify for credit for the shade tree in the front yard and no other information has been provided that would qualify for the front yard shade tree. Section
24-172(c)(4)(d) provides for the same 3 cases where credit can be given for the second required shade tree that does not have to be in the front yard. Credit has been for the given
for the second required shade tree with 1 of the 2 existing oak trees located behind the proposed house.
