Commercial Corridor Design Standards (Section 24-171): Please provide color architectural renderings so that staff can review the structure’s compliance with the Commercial Corridor Design Standards. Current concerns include the use of corrugated metal siding, the large fans facing Atlantic Boulevard and the blank exterior wall facing Atlantic Boulevard. 2. Building Height: Please show the building height at the highest point measured from grade. 3. Bicycle Parking: Bicycle parking that allows for bikes to be secured and that is separated from vehicular traffic is required. See Section 24-161(k) for additional information. 4. Fence Height and Location: Fences cannot be taller than 4 feet in the front yard of a property unless it is an approved ornamental fence up to 5 feet tall. The front yard for this property is the area 20 feet from both the south and north property lines. Current plans call for a 6 foot tall wood fence along the side property lines. Please show where the fence will change height and if the material will change. 5. Gate Design: Please clarify the height and material of the gates used. Due to their location, the maximum height is 4 feet tall or 5 feet if it is an approved ornamental design. 6. Dumpster: There is no dumpster or other trash receptacle storage area shown on the site plan. While not required by code, it is unlikely that commercial uses would store such things indoors at all times. Please be aware that all areas used to store trash must be screened by a fence or landscaping. Derek W.
