Request: Request for a variance as permitted by Section 24-64, to increase the maximum distance for off-site parking from 400 feet as required by Section 24-161(f)(2) to 1600 feet allowing
for shared parking agreements at Atlantic Beach Subdivision “A”, Lots 817-822 and 842-844 (aka 461 Atlantic Boulevard).
Summary: The applicant is planning the construction of a new full service, sit-down restaurant on the existing vacant parcel at 461 Atlantic Boulevard. They are not able to fit all of
the required parking on site based on the proposed number of seats in the restaurant. The code allows for shared parking agreements, where business that do not use all of their parking
spaces all day can share them with other businesses that need the parking spaces. The applicant is requesting to extend the allowable distance for these shared parking spaces from 400
feet to 1600 feet.
Pursuant to Section 286.0105, Florida Statutes, a person deciding to appeal any decision made by the Commission with respect to any matter considered at the meeting or at any subsequent
meeting to which the Commission has continued its deliberations is advised that such person will need to insure that a verbatim record of all proceedings is made, which must include
the testimony and evidence upon which the appeal is to be based.

between the hours of 8:00 am and 5:00 pm, Monday through Friday, excluding legal holidays, and may be obtained at this office or by calling (904) 247-5826. Interested parties may appear
at the public hearing and be heard regarding the item(s), or written comments may be emailed to dreeves@caob.us prior to the hearing.
