Parking: The proposed shared parking agreement has not been finalized and submitted. Provide a reference to the shared parking agreement in a
parking calculations table in the plans.
Seating: Parking discussions (see comment 1) have focused on a seating count of 150 seats. The plans submitted show far more than 150 seats. Note
that outside seating and bar seating are included in these calculations. It also appears that there are booths in the middle of the restaurant, but it is
unclear how many there are and what the seating capacity is for them. Please revise plans to show seating counts for the booths and so that the seating
count matches the parking provided.
Retaining Wall: A retaining wall is shown on page A001. Please provide details for retaining wall including height. Note that retaining wall height is
limited to 4 feet and that fences attached to the wall are considered part of the wall subject to the 4 foot height.
Tree Removal: An affidavit of no regulated tree removal was submitted with the revised submittal per a previous comment. It appears that several trees
exist on the site near the locations of proposed trees. Please confirm that no trees will be removed.
Landscape Buffer: Section 24-171(g)(1) requires a continuous line of shrubs in the 10 foot landscape buffer along Atlantic Boulevard. The shrubs must be
at least 2 feet tall. Please revise accordingly.
VUA Buffer: Section 24-177(d)(1)(b) requires a continuous line of shrubs between vehicle use areas and streets. The shrubs must be at least 3 feet tall.
The parking along Atlantic Boulevard is lacking this buffer.

Three issues:
A. Extension cords used for permanent wiring are a Safety and Fire Hazard and must be removed immediately, per IPMC 605.4 and NEC 400.8.
Permanent building wiring can be installed by a licensed electrical contractor. Electrical permit required.
B. Refrigeration equipment has not been approved or permitted in the 5-foot west side yard.
Please submit approval documents from Fire Marshal’s Office, Department of Hotels and Restaurants, and COAB Zoning Department. Food storage
outside of the building must be approved by the Department of Hotels and Restaurants.
C. (3) sheds have not been approved or permitted in the 5-foot west side yard. If location is approved by Zoning, please submit engineering and tie-
down documents and apply for building permit. Sheds must be approved by Zoning, permitted, and anchored to resist wind loads. See Zoning
comments.
