Request: Request for a Use-by-Exception to permit a Veterinary Clinic (with no boarding of
animals) within the Commercial General (CG) Zoning District to be constructed at
615 Atlantic Boulevard.
STAFF COMMENTS
The applicant wishes to construct and open a new veterinary clinic at this location, and this use requires
approval of a Use-by-Exception in the CG district. Special zoning approval is commonly required for
veterinary clinics to ensure that any boarding of animals will not create problems for nearby businesses
or residential areas. In this case, however, there will be no boarding of animals.
The existing building on this site will demolished, and unlike the current building, the new building will
meet required setbacks and other site plan requirements. Redevelopment of this site will be subject to
the Commercial Corridor Development Standards, landscaping requirements and all other new
development regulations. The proposed use would seem to be consistent with the desired
redevelopment pattern for the City’s two commercial corridors. Staff recommends approval of this
Use-by-Exception as requested.

SUGGESTED ACTION TO RECOMMEND APPROVAL
The Community Development Board may consider a motion to recommend approval of this Use-
by-Exception to the City Commission to permit a Veterinary Clinic within the Commercial
General (CG) Zoning District to be constructed at 615 Atlantic Boulevard, subject to the
following condition:
No boarding of animals shall occur at this site, other than as may be necessary for
immediate post-treatment care and recovery.
(Add other findings or conditions as may be appropriate.)
and provided:
1. Approval of this Use-by-Exception complies with the requirements of Section 24-63 of the
Land Development Regulations.
2. The requested use is consistent and compatible with other surrounding development along this
portion of Atlantic Boulevard.
SUGGESTED ACTION TO RECOMMEND DENIAL
The Community Development Board may consider a motion to recommend denial to the City
Commission of this Use-by-Exception to permit a Veterinary Clinic within the Commercial
General (CG) Zoning District to be constructed at 615 Atlantic Boulevard, provided:
1. Approval of this Use-by-Exception does not comply with the requirements of Section 24-63 of
the Land Development Regulations because_________________________________________.
2. The requested use is not consistent or compatible with other surrounding development along
