Commercial (CM) Future Land Use. 2 Proposed Plan Extend an existing porch into the rear yard to a point 14 feet from the rear property line. 3 Need for a Variance Section 24-83(b) allows for open porches, including eaves and other elements, to project 48 inches or 4 feet into the rear yard. The minimum rear yard in the RG-M zoning district is 20 feet. This effectively allows a 16 foot rear yard for open porches. The proposed porch is as close as 14 feet from the rear property line. 4 Analysis and Concerns Angle of rear yard causes a triangular area to be within the rear yard setback. 5 Grounds for Decision APPROVAL- existence of one or more of the following DENIAL- adverse impact on one or more of the following Exceptional topographic conditions of or near the property.
