The first doc I think I still have is regarding the turn down of the 4 unit plan which was going to be 3 story brick loft-style units, each to be sold fee simple, which was "not consistent with FS--- and the comprehensive plan regarding density" with regards to "lot of record". Later we met regarding the first 2 home (duplex) design which complies with comprehensive plan medium density, and the RG-2 Zoning. I explained to him, and now to you, that given the current tensions at City Hall, and the unpredictable nature of the current Mayor, Commission, and CDB, I am worried that either you will quit, or Don is going to keep hounding you until you resign, or, that he may find a way to fire you. It's obvious to a LOT of people in Atlantic Beach that the Mayor wants to micro-manage everything. Back to us. During my home development process, I first found out that I couldn't build a 4 unit loft, then I was told I couldn't split the land, then I designed a duplex that finally fits what Atlantic Beach will allow me to do with my property. Finally, I hired George to be my architect and handle the Tallahassee end of the process for me. Over the years, I have kept a documentation trail of written verifications to rely upon at the final stage of my development. Now that I'm about ready to move forward, the City pops up with this Community Character Study. I see a severe property rights taking from the citizens of Atlantic Beach occurring with the implementation of the amended ordinance. I do not trust the Mayor, the Commission, or the CDB, to have the level of understanding, or our "meeting of the minds" regarding my long overdue project, that you and I have fostered over the last 4 years. I'm not made out of money, so I can't afford any mistakes. And believe you me..I DO NOT want to return to the "drawing board" again. So, to COVER MY ASSumptions, I would like clarification on these 6 items by email response, so I have written documentation, just in case you wind up gone. Another question from the past, of which I have misplaced your response, is: Can I build an 8 ft Buffer Wall at the property because it is next to the hotel, and can the wall "buffer" the south property line facing the hotel, and the west property line facing the hotel parking lot? What about the north property line adjoining the residence to the north? I would like the wall to match. Obviously I wouldn't want an 8ft wall to the east facing the ocean.
