ORDER GRANTING VARIANCE
The above referenced applicant requested a variance from section 24-172(c), Old Atlantic Beach residential development standards, to construct a new home with modern design on a property
located at 587 Beach Avenue, within the Residential Single Family (RS-2) zoning district.
On September 18, 2012, a public hearing was held and said request was considered by the City of Atlantic Beach Community Development Board. Having considered the application, supporting
documents and comments by staff, the applicant / applicants’ authorized agent, and members of the public, the Community Development Board unanimously approved and hereby GRANTS the
request as submitted, subject to a single revision shifting the entire proposed structure south by four (4) feet to maintain the northern ten (10) foot street side yard setback, finding
the proposed development is consistent with the provisions of section 24-172(e) of the land development regulations establishing grounds for approval of a variance from these residential
development standards, as follows:
The proposed development is to be located on an oceanfront parcel nearly four times larger than a standard lot and abutting streets on two sides, and therefore will not result in unmitigated
height, mass or bulk that will excessively dominate the established development pattern or restrict the light, air, breezes or privacy on adjacent properties; and,
The proposed modern architectural style will contribute to the diversity and fabric of Old Atlantic Beach.
The undersigned certifies that the above Order of the Community Development Board is a true and correct rendition of the Order adopted by said Board as appears in the record of the Community
Development Board minutes.
