RE The Palms @ Fleet Landing Jones, Valerie From:Scott Ross <Scott@rpcgc.com> Sent:Tuesday, October 10, 2006 9:37 AM To:Doerr, Sonya; Kaluzniak, Donna; Steve Smedley Cc:Carper, Rick; Graham Shirley Subject:RE: The Palms @ Fleet Landing Thank you to all responses. To recap; Sonya – will need a copy of the site plan with each permit app showing the unit being permitted. Donna – will need one copy of each floor plan to calculate the impact fees. We will pay for the impact fees as we build the units – and will let you know which units are being built Rick (per phone conversation) – does not currently need any documentation due to the Erosion Control Plan permit in place and being monitored. Once the first unit gets a C.O. issued we will shift over to an individual lot erosion control plan – at that point we will submit an 8-1/2 x11 of the lot with the proposed erosion control plan. Shirley and Stan – based on this info please let me know what the appropriate number of sets of plans and product approvals will be needed. For each Villa we will have 2 permit applications coming to you at one time – how many total sets of plans are you requiring for this? We are planning on submitting permit apps for the next two Villas this week. Thank you both for your understanding of this Scott Ross Project Manager RPC General Contractors, Inc. 248 Levy road Atlantic Beach, FL 32233 (904) 241-4416 (904) 241-4427fax scott@rpcgc.com www.rpcgc.com This e-mail is intended for the addressee shown. Since the subdivision is master metered under the original Fleet Landing meter, we can calculate the total impact fees for the entire subdivision if you wish to do it that way. If you prefer to pay the impact fees as you build the homes, I will need to have know which addresses are being built. I can use copies for my review--do not need the raised stamp. If you have any questions, feel free to call or e-mail. I was in the Building Department today to turn in some requested tie-down strapping information for Al of GAF and Shirley reminded me that each future permit application will need 5 sets of prints with 2 sets of product approvals for each. Project Overview - This project consists of 2 types of residences – the Villa – duplex home and the Estate – single family home. We will be building a total of 20 buildings of which approx 18 will be Villas and 2 will be Estate homes. The Villas will have 2 addresses and will therefore be required to have separate permits filed. We currently have 3 permits in review – which consist of one Villa home (2 permits) and one Estate home. My questions are as follows: 1. How many sets of Plans and product approvals are needed - Stan from GAF is only requiring that he have one set to check against the Master permit file and after confirming that it matches the master set (which has been cleared and approved by Stan) will stamp and return for the field set. How many additional sets beyond the one if any are needed since we are repeating the same home over and over again? We are just trying to minimize the paperwork and confusion. I spoke to Rick Carper today and he needs to see an erosion control plan as it relates to the individual lot. I would like input from Sonya Doerr and Donna Kaluzniak on what they will need to see if anything. 2. Do the plans need to have the raised stamp from the Architect/Engineers? Or will copies of the stamped set work. Atlantic Beach has the original two sets of stamped plans for the Villa and Estate homes in review. I think that is it.
