Further, the City acknowledges and confirms that the project is entitled to proceed in accordance with the terms and conditions of the original PUD and that the expansion of the Fleet Landing development will proceed in a manner consistent with development densities and development standards as have been commenced and completed to date, and as set forth within the adopted Fleet Landing Comprehensive Plan amendment and the adopted PUD. Those agencies both agree with the premise that the City of Atlantic Beach has full powers to complete all zoning and permitting of our expansion project under the interlocal agreement signed by Jacksonville and Atlantic Beach. For site planning we are working with appropriate State and Federal Agencies. While we could develop the property to much higher density and height under Jacksonville’s zoning code, as we discussed, Fleet Landing will develop the additional 13 acres as an extension of our current Planned Unit Development and remain within the original guidelines of density and height restrictions. Obviously we will get our building permits through Atlantic Beach at the appropriate time and while you have a copy of the site plan we will update your files with any minor plan changes.
