Re: Fleet Landing PUD and development plan.
Dear Mr. Meserve:
The Fleet Landing PUD ordinance, which was adopted on January 11, 1989 had no
attachments or Exhibits other than a site location map. It is clear from the related
documents, that the PUD was intended to approve the Site Plan as contained within the
Comprehensive Plan land use map amendment, which was adopted simultaneously with
the PUD. No specific site development criteria, other than as included within the
Comprehensive Plan amendment were specifically adopted, which means currently
applicable standards of the jurisdiction within which the project is located would apply
if not established within the adopted PUD.
New construction at Fleet Landing is recognized as an extension of the original PUD, and as
proposed is consistent with the PUD and Land Use amendment, and may be built to the
density and height of the original project as developed, and in accordance with the height
restrictions of the jurisdiction in which the property resides. Building Permits will continue
to be processed and issued by the City of Atlantic Beach in accordance with the interlocal
agreement executed with the City of Jacksonville for such purpose. Please feel free to
