Frosio 804 Fifth Street Neptune Beach, Florida 32266 Re: Division of property on Club Drive east of Ocean Boulevard (RE# 170246 0000) Dear Mr. Frosio: I received your letter of October 01, and wanted to clarify one matter. You referenced a zoning variance within your letter. The Zoning Variance procedure cannot be used to reduce required lot width or lot size. Only a Waiver from the Subdivision regulations, as set forth within enclosed Section 24-191, can be sought to reduce the required size for new residential lots.
