Correction Comments
Setbacks: Section 24-67(c) requires a site plan showing setbacks. After a review of the survey provided, it has been determined that the front yard for setback purposes is the yard along
2nd Street. This is because the front yard on corner lots is the narrowest side along a street. The site plan provided does not show the correct setback lines of; 20 feet on south (front),
20 feet on north (rear), 10 feet on west (side on right-of-way), and 5 feet on east (side). This results in the existing structure being nonconforming due to the encroachment on the
rear yard setback (19.1 feet < 20 feet). The proposed extension makes the existing structure more nonconforming with the addition of new structure within the rear yard setback. Please
revise plans accordingly.
