Re: Renovation and addition to single-family residence at 330 17th Street
Dear Mrs. and Mr. Lancaster:
Your application for a Building Permit for renovations and an addition to your existing residence has been reviewed by the Planning Department. Your lot is a corner lot, and while the
functional front of the lot is the 17th Street side of your property, the zoning regulations define the Sea Oats Drive side as the front. Accordingly, the west side of the lot is the
rear yard, and a twenty (20) foot rear yard setback is required on the west side of the property. The proposed garage addition provides only a six-foot setback. I have indicated on
the enclosed copy of your survey the setbacks as required by the RS-1 Zoning District regulations. I would also advise that the private restrictions and covenants for Unit 6 of the
Selva Marina subdivision establish setback requirements beyond those depicted as Building Restriction Lines on the subdivision plat, and which may be stricter than the zoning setbacks.
I have enclosed a copy of these restrictions. Also, if you choose to modify and re-submit your application, please provide a complete application form. (Only one page of the form
