Request for plat approval as required by Chapter 24, Article of the Code of Ordinances within the Residential General zoning district at RE#172095-0000 and 171081-0050 (previously known
as 56 Dutton Island Road West and 0 Dudley).

BACKGROUND: The applicant is requesting plat approval to divide two properties with a total of 0.75 acres of land into four lots. The properties have frontage on Dutton Island Road West
and Dudley Street. The property is zoned Residential General (RG) and is designated Residential Low (RL) on the Future Land Use Map.
The proposed division would have two lots with frontage on Dutton Island Road West and two lots with frontage on Dudley Street. Each lot would meet or exceed the minimum lot depth, width,
and area of 100 feet, 75, feet and 7,500 square feet, respectively. While the RG zoning district allows two family structures, none of the proposed lots are large enough to allow anything
other than single family homes on each lot.
There is a stormwater ditch along the western edge of the property that the City does not currently have an easement on to allow for maintenance. The applicant is providing an easement
for the City to maintain the ditch as part of this plat. The proposed lots on the western side are slightly wider to accommodate for the loss in buildable area due to the ditch and
easement.
The Community Development Board considered this application at their June 19, 2018 meeting where they unanimously recommended approval of this plat with the condition that the following
items be corrected before being taken to the City Commission; 1) Add plat note requiring the properties to comply with the City’s impervious surface requirements, 2) Move notary block
under the owner’s signature, 3)Add language clarifying the owner’s homestead status, and 4) Add notary block for the mortgage company’s signature. These conditions have been met.
BUDGET: None.
RECOMMENDATION: To hold a Public Hearing and approve PLAT17-0005.
