Carlton Fields,P.A. 4221 Boy Scout Boulevard Tampa, Florida 33607-5736 RE: 1480 Mayport Road,Atlantic Beach,FL 32233 (RE# 170794 0000)—Zoning Verification Letter Dear Ms. Lockett and Mr. Tinkler: In response to your request for zoning and land use verification, the subject property, referenced above, is an approximately 0.65 acre site located within the City of Atlantic Beach, where it is recognized as a legally established use for this specific property. The property is not part of a Development of Regional Impact, nor is it located within a historic district. The subject property is located within the Commercial General (CG) Zoning District and is designated as Commercial (CM) on the City's Future Land Use Map of the 2015 Comprehensive Plan. The City's Comprehensive Plan is consistent with Chapter 163, F.S., and the State Comprehensive Plan as prepared by the Florida Department of Community Affairs. Further, there are no existing or anticipated changes to the Comprehensive Plan or Land Development Regulations that would affect the subject property in any manner. Infrastructure necessary to the property, as currently constructed, is now available at the requisite levels of service in order to satisfy concurrency requirements under Section 163.3180, F.S. There is not a record of the original Certificate of Occupancy in City files. The City may not have required COs at the time this building was constructed in 1982-3, but the City considers the property to be a legal conforming use. The property, to the City's knowledge, is currently in compliance with the applicable local Land Development Regulations and Florida Building Codes.
