the land use designation as designated by the adopted 2015 Comprehensive Plan for the City of
Atlantic Beach is Commercial (CM.) The current existing hotel use is considered a lawful and
legally established use. As of this date, the City is not aware of any facts with respect to this
property,which would constitute a violation of any zoning and Land Development Regulations.
