Dear Ms. Thacker:
The division of your property into two parcels, as depicted on the attached surveys, is
hereby approved in accordance with the provisions of Section 24-189 of the City's Land.
Development Regulations. The new westerly parcel contains 12,844 square feet and
exceeds the required 75-foot width, and the new easterly parcel contains 19,792 square
feet and also exceeds the required 75-foot width. The approved surveys must be recorded
as an addendum to the deeds, and the future property owner(s) will be required to submit
a copy of this approved survey along with any application for Building Permits.
This property is within the RS-1 Zoning District, and any future development shall be
subject to the RS-1 District requirements as well as other applicable Land Development
Regulations. Also, be aware that the platted 30-foot and 35-foot Building Restriction
Lines (BRL) imposes a greater setback along the front of these lots than the zoning
setback. New development will be subject to these platted BRLs. Feel free to call me at
