This letter serves to confirm that the above -listed property is zoned Residential, Single -Family (RS -2) and
is located within a Residential, Low Density (RL) future land use designation as established by the
adopted Comprehensive Plan for the City of Atlantic Beach. Existing structures are recognized as
lawfully constructed, according to the Atlantic Beach Land Development Regulations.
City staff previously met with project architect Jeff Lane and reviewed proposed renovations of the
existing three-story garage/guest house and the existing three-story primary residence, as well as
reconfiguration of the vehicular use area adjacent to and between the two structures, reconfiguration of
landscaping, and addition of a new dipping pool and pergola east of the primary structure. These
renovations, as summarized on the proposed site plan from Lane Architecture, PA, dated 12 December
2012, were found to be consistent with the City's Comprehensive Plan, Zoning and Land Development
Regulations and to not contravene local setbacks and development standards.
Staff has now been notified of a reduced scope of work, that omits all proposed renovations to the
existing three-story primary residence and addition of the dipping pool and pergola structure east of the
primary structure, as detailed on revised plans (DWG.1 and DWG.2) and submitted by Lane Architecture,
PA, dated 13 March 2013 and revised 8 April 2013. Staff reiterates that the reduced scope of work, now
consisting of renovations to the existing three-story garage/guest house only, continues to be found
consistent with the City's Comprehensive Plan, Zoning and Land Development Regulations, and does not
contravene local setbacks and/or development standards.
