ATLANTIC BEACH, FLORIDA 32233-5445 TELEPHONE: (904)247-5826 )- % FAX: (904) 247-5845 J www.coab.us -t-'' -r x \US319%"' 8 July 2011 Bambi Lynn Drysdale 1768 Ocean Grove Drive Atlantic Beach, Florida 32233 RE: Maximum height compliance Dear Ms. Drysdale, This letter is in response to a compliance review requested in conjunction with a request for final inspection of residential addition and/or alteration work originally permitted by Atlantic Beach Building Permit RAAR 07-00000518, and renewed as RAAR 10-00000203, on property owned by you and as described below: Physical Address 1768 Ocean Grove Drive Atlantic Beach, Florida 32233 Legal Description 20-20 09-2S-29E OCEAN GROVE UNIT NO 2 LOT 25 Parcel Identification Number 169619-0100 Ordinance 90-07-200, adopted by the City Commission and made effective on July 9, 2007, amended Section 24-156 of the Land Development Regulations such that the maximum height of residential structures are limited to thirty-five (35) feet above average calculated grade to the topmost roof element, exclusive of chimneys. This amendment also precludes the City Commission from granting any exceptions or waivers of this provision within residential zoning districts. Upon inspection, it was determined that the railing around the rooftop deck at the above-referenced property does exceed the maximum allowable height. However, review of the project file revealed that plans submitted in support of your original building permit application were stamped as received on April 1, 2007, and the departmental plan review approval sheet was stamped as received on April 18, 2007. Therefore, I have made the determination that your structure is in compliance with the Land Development Regulations, including maximum allowable height, in effect at the time of permitting.
