In response to your query related to 2401 Mayport Road in the City of Atlantic Beach, we can
confirm the following information. The property is located within the Commercial General (CG)
zoning district. Permitted uses in the CG zoning district can be found in Section 24-111(b) of the
City's Code of Ordinances. Specifically, Section 24-111(b)(11) lists "hotel, motel, motor lodge,
resort rental or tourist court and short-term rentals as defined within Section 24-17" as a permitted
use. As a result, the current use of 2401 Mayport Road as hotel is a legal conforming use.
Staff did not access the conformity of structures and other improvements on the property under
City of Atlantic Beach codes or those of the Florida Building Code for the purposes of this letter.
