to build exterior stairs to 2nd floor apartment above garage. Access at
present is through low (6') door inside garage. Stairs to be constructed
of P.T. material similar to other existing stairs on garage/apartments
along Beach Avenue.
The reason variance is sought : Present access is through low door and
is not considered a safe access. Access from east side is restricted by
existing tree. Existing structure is 3.4' from ' th prcpelty line ::s built
originally. Stairs would be constructed within ::hi;. bouuivary.

REQUEST FOR VARIANCE TO PROVISIONS OF CHAPTER 24 OF
THE CODE OF ORDINANCES OF THE CITY OF ATLANTIC BEACH
REQUESTED: Structural addition to an existing nonconforming
building to provide an outside stair to second floor level-
Building has a 2 . 2 foot rear setback and a 3 . 4 north side
setback.
WHEREAS, Thomas and Donnalea Goelz , owners of above described
property, have applied to the Community Development Board for a
Variance to the zoning regulations to allow an addition to an
existing nonconforming building, and
WHEREAS, the Community Development Board has considered the
application and rendered a decision, and
WHEREAS, It is the finding of the Community Development Board
that the granting of such Variance will not be contrary to the
public interest and owing to special conditions , a literal
enforcement of the provisions of the zoning code will result in
unnecessary and undue hardship not of the applicants creation ,
NOW THEREFORE, BE IT ORDAINED BY THE COMMUNITY DEVELOPMENT
BOARD OF THE CITY OF ATLANTIC BEACH THAT:
1 . The requested Variance is granted subject to provisions and
conditions described below.
2 . The Owner of the real property described below is hereby
granted a zoning Variance from the provisions of Chapter 24 ,
Section 24-85( 1 ) of the Code of Ordinances of the City of
Atlantic Beach, specifically to allow construction of an
exterior open stair to the north side of the nonconforming
garage apartment within the existing 3 . 4 foot setback. This
Variance shall run with the title of the real property
described below.
3 . Owner and property description. The owners of the property
to which this Variance is granted are Thomas and Donnalea
Goelz. The property to which this Variance is granted is
described as :
Lot 2 with the north 1/2 of lots 3 and 4 , Stockton
Broome ' s Replat of Lots 1 and 2 , Block 31 , Atlantic Beach
Subdivision, P. B 6 , Page 43 .
4 . Effective Date. This order shall become effective upon
execution.
