Design your home to be compatible with other homes in the immediate area. Obviously, compatibility is a broad statement, however, common sense is the key. For example, design your home to have similar architectural qualities, such as square footage, roof pitch, ceiling height, and amenities . Furthermore, avoid constructing the nicest house on the block. If most homes in the immediate neighborhood are between 2,000 and 3,000 square feet, do not build a 1,500 square foot home or a 4,000 square foot home. To maximize your potential return upon resale, design your home so that it's value falls in line with the range of existing values in the neighborhood. Pay attention to marketability. That is, design your home with the typical buyer in mind. If you build a home to suit your particular needs and desires without regard to what the typical buyer's needs and desires are, you may negatively impact marketability. For example, if you installed mexican tile floors in every room, chances are that the typical buyer will not share the same taste and would resist buying your home. Or, if you built 8-foot ceilings throughout the house and most homes in the same market had 9 to 10-foot ceilings, you may experience difficulty marketing the house.
