Specific reasons why the applicant feels the request should be granted:
Mayport Road is a major highway. The proeprty is part of a Jiffy Food Store, gasoline
facility. The oil and lube operation will be more consistent with existing use of
both N.E. and S.E. corners of Mayport and Plaza than would most other uses. In the
CL Classification, traffic generation is of minor concern, as the average daily
customer for an oil lube is 30 to 50 cars per day. The busiest oil lube in JacksonvillE
