Second, please find enclosed documents, (Drawings and Letter) addressing your comments dated 06/11/2020. Third, since there appears to be confusion to the process for this project, I guess I need to go back to the beginning of this Project, since I became involved, so you have a better understanding of where we a going. 1. From my experience of working on numerous of the old Jiffy Mart Stores in Jacksonville, they were not built cheaply and normally to construction Type 3B. A lot were built in the 1970's, as this was in 1979. They were built under Southern Building Code Requirements, of Tie Columns, Substantial Tie Beams, usually 16” deep and well tied to the foundation. A Steel Beam being located above the Storefront, sitting on Tie Columns. After King Food closed, the space was leased to the Tenant Salty Paws, which was located in a building behind the old King Food. This was when I was originally involved with the building. After a number of months the Salty Paws owner gave up their Lease and went out of business. 3. The Building Owner then requested that I design a typical "White Box" Plan for the space so he could find another Tenant. He gave me the following criteria; a. A single space designed to be divided into two spaces. b. It was to have two HVAC Units, so if, need be, it could be leased in two parts. c. The Original Permit Plans, which were submitted by the Owner's Contractor, Richard Farmer, was a complete set with Architectural, MEP and Energy Calculations. d. We set the use for the single space at Mercantile, since that was what it had been in the past, and not to put it at the minimum standard of "Business Use". This is how the Building Use was noted on the First Revised Drawings as Mercantile not Business, my fault. e. The only comments I received on the original submission, from the General Contractor, was related to the Toilet Layout, not meeting ADA, we discussed this issue. 4. Not long after this, I was notified by the Owner he had Leased part of the space, now shown on my first Revised Architectural Plans, recently submitted to the City, with the comments I now have. a. On the revised Architectural Plans I submitted to you, we went back to using one of the original Toilets from the King Food, using the Drain, the Vent, and the Floor Drain. Everything else was to be new. The Second Toilet Drain and Floor Drain, would be capped. b. The Toilet for the unleased space was to be a typical ADA Layout, and tied into the Existing Drain Line in the floor, see Floor Plan Drawing. Per my Plans, and my Letter submitted within, there ARE NO Major Revisions or alterations to the Existing Building Structure. We are making Minor Alterations for HVAC reinforcement on the Roof, and an addition of a new Entrance Door, in the Existing Storefront. As I do not have any information or plans on the original Building, I am not aware of any issues related to FBC 301.1, especially related to Seismic! I would be more concerned about Wind Loads, being the building is located east of the Intercoastal Waterway. The following revisions are being made on these Plans; a. Additional Minor Framing between the Existing Bar Joist for the New Roof HVAC Curb Support will be Installed, see MEP. This in no way alters the Original Structural Design for the Building Roof, only reinforces it where the New HVAC are to be located. b. The Storefront Subcontractor, will revise the existing Storefront System for the New Entrance Door to be added for the unleased space, and submit a "Means and Method Drawing". There is an Existing Steel Beam above the present Storefront System. It is what the Roof Bar Joist Sit on for the Existing Building (see added notes to my Drawings). I do not have the size, as I cannot get to it. It is part of the Original Design, and Is Not Being Altered! c. One Hour Wall Design has UL Design Number. d. Per last letter, the New Use is Business. e. Fire Exiting Drawing is now Provided, with the required Data. It says no separation is required.
