Dear Mr. Brantley:
I have reviewed the settlement issue at 58 Dudley Street, Atlantic Beach, FL 32233 and have the
following comments:
1. The structure is a two-story concrete block quadruplex built in 1969.
2. The floor is a concrete slab on grade.
3. The foundation is a thickened perimeter concrete footing.
4. The concrete block mortar joints along both the east and west side of the structure have
wide cracks due to settlement. (see photos)
5. The stair step cracks in the concrete block mortar joints have been previously repaired, but
are continuing to separate through the repairs. (see photos)
6. The interior drywall along both the east and west walls also has wide cracks due to
settlement.
7. The floor tile in the lower floor kitchen area has cracks in the tile due to settlement.
8. Measurements taken along the west wall of the structure indicate settlement as much as 1.6
inches below the original finished floor.
9. The southeast corner and the southern portion of the east wall appears to be the only
exterior walls not subject to settlement at this time.

10. The cause of the settlement is unknown, but most likely due to a combination of erosion
and decomposing tree roots and other organics in the supporting soil.
11. Soil borings were not taken.
12. It is likely that the settlement will continue to occur unless the foundation is stabilized.
13. To stabilize the foundation, we recommend installing 5 three inch helical pier along the
northern portion of the east wall, 2 three inch helical piers near each corner of the north
wall, 8 three inch helical piers along the west wall, and 3 three inch helical piers along the
western portion of the south wall for a total of 18 three inch helical piers. See attached
sketch.
14. These helical piers shall be up to 14 feet long using a standard bracket and spaced a
maximum of 7.0 feet.
15. Pier spacing may exceed 7.0 feet to avoid placement directly under a window or door.
