Demo Bathroom: Remove existing tub/tub surround, shower, toilet, flooring. Remove wall dividing toilet/shower from vanity. Remove existing closet doors and walls. Haul all trash from site. 2. Frame new bathroom according to attached layout, creating a new walk-in closet and reconfigured 4'x4' shower space. Existing vanity to remain in same location. Closet and bathroom doors to be pocket doors. 3. Rough—in plumbing water and drain line to accommodate new shower. Shower will have (1) shower head on back wall and (1) rain head on the ceiling. Owner to supply new valve and diverter valve. Drain line to be as close to center as possible, working around any structural components. If drain relocation requires opening ceiling of downstairs unit, it will be an additional cost. Install new shower floor pan. All water lines to be CPVC and drain lines to be PVC, as per Florida Building code. 4. Reconfigure electric within new bathroom layout. Install (2) 6" led ceiling cans in the bathroom. all switched together on a dimmer. Install (1) 6" led ceiling can in hallway to bathroom. Install (2) 6" led ceiling cans in walk-in closet. Install (1) 6" fan/light combo over toilet, switched separately. Install (2) decorative wall sconces over each sink in vanity, switched together. Owner to supply decorative sconces. 5. Parking plan: Parking plan showing how site will be accessed and all onsite and abutting street parking areas. All vehicles parking at job site are to park in the designated spots numbered for the 2363 Seminole Rd. Unit.All vehicles are to enter and exit from Seminole Road into the condo parking lot.No parking will be done in other unit numbered parking spaces or areas of the condo parking lot. 2. Location of construction trailers,loading/unloading area,and material storage area. No trailers will be left on the job site.Any loading and unloading will take place from vehicles parked in the 2363 numbered parking spots.All materials will be stored in the interior of the unit and out of site. 3. Location of chemical toilet area: Chemical toilets must be kept out of the City right-of- way and not further than 15 feet from structure under construction. There will be no toilet onsite. There is a working bathroom in the unit. 4. Location of dumpster: Dumpster must be from a City-approved waste company, in accordance with Chapter 16 of the City of Atlantic Beach Code of Ordinances. Dumpsters are to have tarp covers or rigid covers on windy days. Dumpsters must be removed prior to issuance of Certificate of Occupancy or Certificate of Completion. There will be no dumpster onsite. 5. Traffic control plan,showing access with dimensions,area to be stabilized,narrative on phasing of construction with adequate parking and delivery of materials. All vehicles are to enter and exit from Seminole Road into the condo parking lot. There will be no large deliveries or dumpsters so there will be no areas to stabilize. The phasing of the construction will be as follows:Demo,framing, rough plumbing and electric, drywall, tile work, carpentry, trim out. Project is relatively small and will only have 1 to 2 subcontractors present on a daily basis. The construction impact for others in the condo building will be minimal to none. 6. Site cleanliness: Contractor must have the entire construction site cleaned by Friday of each week.This means removal of scrap lumber,concrete remnants,and other such construction debris including cans,metal,plastic,and paper. All work done will be on the interior of the condo unit. The job site is to be cleaned at the end of each work day.Exterior stairway to condo unit and paved path to parking spaces will be checked for debris throughout each work day and kept clean. 7. Erosion and Sediment Control: Contractor must maintain all elements of the approved Erosion & Sediment Control Plan (silt fence,catch basin filters,etc.) until sod or other stabilization has been placed and approved by Public Works.
