Duplication of Structures: Section 24-82(h) prohibits a duplication of structures within 500 feet. The proposed home at 340 Camelia Street is within 500 feet and is identical to this with exception of exterior siding materials. Please revise the plans accordingly. 2. Finish Floor Elevation: There is a difference of about 3 feet between the grade of the lot and the minimum finished floor elevation. This will require modifications to the house including the addition of stairs. These should be shown on the plans. Please revise accordingly. 3. Height: Section 24-17 requires height to be measured from grade to the highest point of a building’s roof structure or parapet and any attachments thereto, exclusive of chimneys. Please show the overall height on plans. 4. Tree Removal: An affidavit of no tree removal was submitted as well as the first page of an application for tree removal. Please clarify which is the case. The site plan shows at least one tree in the footprint of the house and aerial photographs suggest there other trees that would need to be removed so it likely an actual removal permit is required. This should be a separate application from the building permit. Informational Comments 5. Trees: Section 23-30(1) requires one 4” tree for every 2,500 square feet of lot area including at least one located in the front yard. Please ensure that this requirement is met. 6. Wetlands: Section 24-272(a) requires an environmental assessment whenever the map, A-2: Wetlands, from the City’s Comprehensive Plan shows that there may be wetlands present on the property. The parent property of this lot is shown to possibly contain wetlands. Please provide an environmental assessment as required.
