Correction Comments
1. Survey with Average Calculated Grade: Section 24-17 requires that the calculated average
grade shall be used for determination of the maximum allowable height of building on parcels
that have topographical variation of more than two (2) feet as demonstrated by a certified
topographical survey and for all oceanfront parcels. This average elevation shall be
determined by the mathematical average of elevation points dispersed at approximately ten -
foot equidistant intervals across the buildable area of a parcel. Please submit a certified
survey with the average calculated grade.
2. Height from Average Calculated Grade: Please provide the overall height calculated from
average calculated grade.
3. Setbacks: Section 24-67(c) requires a site plan showing setbacks. Please provide a site plan
showing all setbacks from all new elements to property lines.
4. Wetlands: Section 24-272(a) requires an environmental assessment whenever the map, A-2:
Wetlands, from the City’s Comprehensive Plan shows that there may be wetlands present on
the property. This property is shown to possibly contain wetlands. Please provide an
environmental assessment as required. For information on wetland protection review the
“Protection of Wetland, Marsh and Waterway Resources” portion of the city’s code starting
at Section 24-270.
