Retaining Wall: Retaining walls are limited to 4 feet in height. Please provide the height of the retaining wall from grade on the tallest side and revise accordingly. Note that engineering is required for all retaining walls taller than 36 inches. 2. Fencing: Please show the height of all new fencing and gates on plans. 3. Mechanical Equipment: Section 24-83(c) prohibits A/C and other mechanical equipment within the 5 foot side yard setback when adjacent to the living area of the neighboring property. Please show that this requirement is being met or revise plans accordingly. It appears the pool equipment is going where a shed is today. Is it replacing the shed or going inside the shed. The pool equipment is also shown to go on another property which is not possible. The survey notes an ingress and egress easement on this portion of property. That type of easement does not typically allow permanent structures to be built on the property. Please also show proof that there is an easement in place that would allow such equipment. 4. Setbacks: Section 24-67(c) requires a site plan showing setbacks. Please provide a site plan showing setbacks from all new elements to property lines. Specifically provide the site plan previously reviewed by Zoning and DEP. 5. Tree Removal: Section 23-21 requires a Tree Removal Permit for any trees removed within 2 years of this project. Please submit a Tree Removal Permit Application if any trees are to be removed or were removed in the last 2 years. If no trees are to be removed or were removed, then please fill out an Affidavit of No Tree Removal. Both forms are available on the city website under Planning and Zoning and at City Hall.
