Correction Comments
1. Height: Section 24-17 requires height to be measured from grade to the highest point of a
building’s roof structure or parapet and any attachments thereto, exclusive of chimneys. Please show
the overall height on plans.
2. Shade Trees: Section 24-172(c)(4) requires 2 shade trees to be located on the property as part of
the Old Atlantic Beach Design Standards. One of the trees must be located within the front yard. This
is the area within 20 feet of the property line along the street. The second tree can be located
anywhere else on the lot. See Section 23-33(f)(f) for a list of approved shade tree species.
3. Setbacks: Section 24-67(c) requires a site plan showing setbacks. Please provide a site plan
showing setbacks from all new elements to property lines.
4. Side Walls Length: Section 24-172(c)(1) requires that second floor side walls be no longer than 35
feet in length without an architectural offset in the wall. A second floor side wall exceeds 35 feet in
length. Please revise plans accordingly.
5. Side Yard Projections: Section 24-83(b) limits side yard projections into side yard setbacks,
including roof overhangs, to 24”. Please show that this requirement is being met or revise plans
accordingly.
