Correction Comments
1. Setback Measurement: Setbacks are measured from the outside of a wall or post. Adjusted site plan
does not seem to fully compensate for the thickness of the support poles. Please revise measurements
accordingly.
2. Rear Setback: The required rear yard setback is 10 feet. The site plan shows the rear yard to be 10
feet from the center of the posts. The rear yard setback has been addressed but the front yard setback
measurement was not changed. Please revise accordingly.
3. Height: Please provide the overall height of the structure from grade to the highest point.
4. Roof Overhangs: Please clarify the distance that the roof will extend beyond the outside edge of the
support posts.
5. Tree Removal: Please submit a Tree Removal Permit Application if any trees are to be removed. If no
trees are to be removed, then please fill out an Affidavit of No Tree Removal. Both forms are available
on the city website under “Planning and Zoning” and at City Hall.
6. Landscape Plan: The provided landscape plan is not drawn to scale and should include species and
size to be planted of all landscape materials.
7. Street Frontage: Along street frontage, there is a required 10 square feet of landscaping per linear
foot of vehicle use area. This area should be lined with shrubs and have at least 1 tree for every 50
linear feet. Existing landscaping can be used to meet this requirement. Some of the required
landscaping is shown to be provided in the right-of-way. This will need to be moved on to the
property. Please provide measurements showing compliance with the required 10 square foot of
landscaping per liner foot of vehicle use area.
8. Irrigation: Commercial landscaping is required to be irrigated. Please provide irrigation plans.
9. Site plan: The provided site plan does not show or define the parking area shown in the landscape
plan. Please revise accordingly so that plans are consistent. Please also include measurements for the
parking area.
Informational Comments
10. Fencing: Existing fencing is nonconforming due to height and location in the right-of-way.
