Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a
few correction items will not be accepted.
Correction Comments:
1. Setback: The submitted survey shows a 19.9' rear yard setback, meaning the addition would not
comply with the required 20' setback. Please submit a revised survey or adjust plans accordingly.
2. Height: Section 24-17 requires height to be measured from grade to the highest point of a buildings
roof structure or parapet and any attachments thereto, exclusive of chimneys. Please show the overall
height from grade on plans.
3. Side Walls Length: For residential alterations and additions in “Old Atlantic Beach”, Section 24-
172(c)(1) requires that second floor side walls be no longer than 35 feet in length without an
architectural offset in the wall. A second floor side wall exceeds 35 feet in length. Please revise plans
accordingly.
4. Wall Plate Height: For residential additions in “Old Atlantic Beach”, Section 24-172(c)(2) requires that
the maximum height to the top horizontal framing member of a wall from the first floor finished floor
elevation shall not exceed twenty-two (22) feet. Please provide this measurement.
5. Structural Projections: Section 24-83(b) limits structural projections such as roof overhangs to 24”
into side yard setbacks and 48” into front and rear yard setbacks. Please show that this requirement is
being met.
6. Tree Removal: Section 23-21 requires a Tree Removal Permit for any trees removed within 2 years of
this project. Please submit a Tree Removal Permit Application if any trees are to be removed or were
removed in the last 2 years. If no trees are to be removed or were removed, then please fill out an
Affidavit of No Tree Removal. Both forms are available on the city website under Planning and Zoning
and at City Hall.

Resubmittal Notes:
All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of
completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by
indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date
and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which
a revision for that sequence occurs. For projects still in the initial review stage and permi t pending, all sheets with
revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left
within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED
DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
