Correction Comments:
Environmental Assessment: Section 24‐272(a) requires an environmental assessment when development is
proposed on a property with environmentally sensitive lands such as wetlands. Wetlands are identified in the
plans as are the creation of wetlands. Please provide an environmental assessment identifying current
wetland areas. Also, please note that the City requires no net loss of jurisdictional wetlands within the City. If
wetlands are to be impacted within the City, please provide a plan identifying such areas and any plans for
wetland creation, restoration, enhancement to ensure no net loss of wetlands.
Retaining Wall Height: Multiple sections of retaining wall are proposed within the development. The PUD text
does not specify design requirements including height for retaining walls. By not addressing retaining walls,
the City’s code shall be applied. Section 24‐157(b)(3) limits retaining walls to a maximum of 4 feet above grade
on the low side of the wall. Please show this requirements is being met or revise accordingly.
Tree Removal: Section 23‐21 requires a Tree Removal Permit for all trees removed. This is a separate
application process requiring a separate permit. Please submit a Tree Removal Permit Application and note
the permit must be issued prior to any tree removal.
Informational Comments:
PUD Amendment: The proposed “Main Street Dinning Facility” was not identified on the original PUD Site
Plan or any of the subsequent amendments to the PUD. Dining facilities were proposed as part of the
Community Services and Wellness Center, a lake front building on the north side of the lake. Civil work can be
approved, however, building permits will not be approved until the PUD has been amended to identify and
allow the proposed dining facility.

Resubmittal Notes:
All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of
completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by
indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date
and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which
a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with
revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left
within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED
DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
