Correction Comments:
Survey/Site Plans: The submitted survey/site plans are inconsistent. Please provide site plans that are
consistent.
Wall Plate Height: Section 172(c)(2) states "the maximum height to the top horizontal framing member of a
wall from the first floor finished floor elevation shall not exceed twenty-two (22) feet." The proposed wall
height exceeds this by 7". Please reduce the wall plate height by at least 7".
Average Calculated Grade: For all properties with a topographical variation of more than 2 feet shall provide a
certified survey of the calculated average grade. This average elevation shall be determined by the
mathematical average of elevation points dispersed at approximately ten-foot equidistant intervals across the
buildable area of a parcel. PLease provide the averag e grade for this lot.
Height from Average Grade: The calculated average grade shall be used for determination of the maximum
allowable height of building on parcels that have topographical variation of more than two (2) feet. Please
provide the overall height from average grade.
Height of Patio: Please provide the height measured from grade of the covered patio area in the backyard.
Height of Walls: Please provide the height of all proposed walls measured from grade, including the fire
chimney.
Wood Privacy Walls: The maximum height of fences and walls is 6 feet tall in side and rear yards. Any walls
exceeding 6 feet in height must be required setbacks. Please reduce the height of the privacy walls in the
