Revisions may not be submitted until ALL departments have completed their respective reviews. Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a few correction items will not be accepted. Correction Comments: Signed and Sealed Plans: Please submit signed and sealed plans. Front Setback: The site plan shows a 15 foot setback to the front porch. Open porches AND overhangs are allowed to project up to 4 feet into the required 20 foot front y ard setback. The current plans show a 15 foot setback to the porch with an additional projection with the roof overhang. Please revise plans to meet this requirment. Height of Garage: Please show the height of the garage measured from grade. Garage Elevations: The elevation drawings for the garage are not consistent with regards to the bracket overhang shown over the pool bath door. Based on the roof plan, it should be shown on the front elevation, on the other side of the rear elevation, and not shown on o ne of the side elevations. Please clarify the location of the bracket overhang. Side Yard Projections: Section 24-83 allows overhangs/eaves to project up to 2 feet into the required side yard setbacks. The submitted plans show roof overhangs exceeding this allowance on both sides of the house. Further, the roof plan on Page A2.3 does not match the rear elevation on Page A3.2, the roof plan shows the porch overhangs projecting beyond the second story roof overhang while the rear elevation shows the opposite. Please clarify and revise so that this requirement is met. Side Wall Design Standards: Section 24-172 requires Second story exterior side walls, which exceed thirty-five (35) feet in length, to provide horizontal offsets of at least four (4) feet, or arch itectural details, design elements or other features, which serve to break-up the appearance of the side wall, such that adjacent properties are not faced on the side by blank two-[story] or three-story walls void of any architectural design other than siding material or windows. The southern exterior wall does not meet this requirement, please revise. Mechanical Equipment: Section 24-83 requires mechanical equipment to be at least 5 feet from any lot line adjacent to the interior living space of an existing residence. Please show that this requirment is being met or revise accordingly. Fence Height: Please provide the height, location, and material of all new fencing. Gate height: Please provide the height, location, and material of the proposed automatic g ate. Brian Broedell Resubmittal Notes: All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
