Revisions may not be submitted until ALL departmen ts have completed their respective reviews. Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a few correction items will not be accepted. Correction Comments: Setbacks: Please show all setbacks from all proposed additions. Front Setback: The survey has your existing front setback at 23.5 feet, and your plans show a 3''-8" addition to the front of the garage. This would result in a less than 20 foot front setback. Side (Northern) setback: A minimum 5 foot setback is required for all new additions along the northern lot line, even for attached townhomes. Please revise so that any new additions are at least 5 feet from the northern lot line. Front Yard Projections: A maximum 4 foot projection is allowed into the front yard setback. Plans show a 4''- 4" balcony with a 1.5'' overhang. Please reduce the overall projection so that no portion, including overhangs, projects beyond the 4 foot allowance. Side yard projections: The proposed 2 foot "bump-out" for the spa and associated one foot overhang project into the required side yard setback beyond the allowed 2 feet. Please revise accordingly. Height from grade: Please provide the overall height of the proposed tower as measured from grade. Resubmittal Notes: All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
