Revisions may not be submitted until ALL departments have completed their respective reviews. Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a few correction items will not be accepted. Correction Comments: Topographical Survey: Section 24-66 requires a pre-construction topo survey for all new development over 400 sq ft. Elevations shall be referenced to NAVD 1988. Please provide a pre -construction topo survey. Height: Please provide the overall height as measured from grade, or from average grade if there is more than 2 feet of topographical variation on the site. Side Yard Projections: Section 24-83(b) limits side yard projections into side yard setbacks, including roof overhangs, to 24". The plans show a 3 foot roof overhang on each side, please revise accordingly. Wall Plate Height: Section 24-172(c) requires the maximum height to the top horizontal framing member of a wall from the first floor finished floor elevation to be no more than 22 feet. Please s how that this requirement is being met or revise accordingly. Informational Comments: Slab Survey: At time of slab inspection, a survey showing finished floor elevation and all setbacks is required for proposed structures that are less than 6” from any req uired setbacks. Shade Trees: Two shade trees, with at least one in the front yard, will be required at time of C.O. inspections for this property. Existing shade trees qualify. Resubmittal Notes: All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which a revision for that sequence occurs. For projects still in the initial review stage and pe rmit pending, all sheets with revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
