1. Irregular Lots: The SPA text refers to both regular and irregular lots. Please clarify which lots are to
be considered irregular lots.

2. Landscaping: Per the SPA text, landscaping is required around the exterior of the entire property.
While a dedicated landscape buffer is provided along Mayport Road, there is limited space around
other parts of the property. Please be aware that landscaping is required and will be verified prior to
the first Certificate of Occupancy is given. The proposed plat should adequately accommodate the
space necessary for the required landscaping.
