As we discussed on the phone, our records show the vacant parcel, that
is used for parking, was divided from a larger parcel in the late 1980’s
and sold off. We have concluded that this is a separate parcel/lot
however, please note that due to the lot size (approx. 20’ x 50’) the
setbacks will only allow a 5’ x 10’ principle (house) structure. This
zoning district only permits single-family dwellings, accessory
structures (must be associated with principal structure) and government
uses.
As you explained, this vacant parcel is associated with the house
across the street (1785 Beach Ave.) and provides parking for this
property. Per our parking regulations, two spaces (exclusive of space
on the right-of-way) are required per dwelling unit). Provided 1785
Beach Ave has the required two parking spaces the vacant parcel can be
sold off. The required parking can be located within a garage however,
they must meet the min. parking space dimensions (9’ x 18’).
